This is an unincorporated census-designated place in Pasco County with 11,690 residents and 4,987 housing units at the 2020 Census. It covers about 74 square kilometers of land, the largest by area of the Pasco communities we pour in. Three ZIP codes show up inside its boundary: 34610, 34667 and 34669.

Here's the catch. Crews Lake Wilderness Park and the three public schools on Shady Hills Road (Mary Giella Elementary, Crews Lake Middle and Shady Hills Elementary) all carry Spring Hill, FL 34610 addresses while standing in Pasco. Patio Installation Services Under the 500 Square Foot Line

Looking for concrete patio installation services in Shady Hills? Start with the size. Pasco's exemptions list (revised June 30, 2026) says non-structural concrete flatwork under 500 square feet per parcel, not to be built on, needs no building permit. A slab meant to carry a future structure does need a permit, with plans stamped and sealed by a design professional.

A 16 by 20 patio is 320 square feet, so $2,240 to $3,840 at $7 to $12 per square foot, and it sits under the line. A 20 by 30 patio is 600 square feet, or $4,200 to $7,200 at the same rates, and it does not. The $7,500 Exemption and Where the Floods Are

Since July 1, 2026, Pasco also exempts single-family work valued under $7,500 from a building permit, under 2026 HB 803. It is not automatic. The owner or contractor files a written request with the contract, splitting a job to stay under the cap is not allowed, and structural, electrical, plumbing, mechanical and gas work is excluded. So is "any work on a property located partially or entirely within a flood hazard area."

That last clause is the one to watch. FEMA zones at 28 sample points inside the boundary came out 71.4% zone X (minimal hazard), 21.4% AE and 7.1% A. The AE and A points are riverine and lake zones, not coastal ones. Those are shares of sample points, not acreage, so treat them as a hint and check your own parcel. If it touches a flood hazard area, the $7,500 route is off the table. Pasco's February 2026 exemptions sheet also kept flood-zone parcels off its whole list, the 500 square foot flatwork line included; the June sheet does not repeat that line. On a flood-zone lot, ask Building Construction Services before you count on either exemption. Crews Lake sits inside the boundary and the Masaryktown Canal is mapped through it, so lakeside and canal-side owners should look first.

Concrete Contractors in Shady Hills: Where the Driveway Meets the County Road

A new or rebuilt apron in Pasco right-of-way needs a Driveway Connection permit. The county's form (revised September 1, 2026) sets standards of 12 feet minimum and 24 feet maximum, with 3 foot flared ends. You give Sunshine 811 notice before digging, tell the county at least a day before work starts, and finish within 180 days. Engineering Inspections signs off and marks whether a culvert is required, and the form asks whether the road is paved.

Other right-of-way work falls under a Right-of-Way Use Permit. Its residential driveway checklist asks for an aerial, a dimensioned site plan or survey and a street-level photo of the apron.

Fast Sand, Wet Pockets and Slab Edges

Half the sampled ground here is Candler fine sand, which is excessively drained and rated "not limited" for dwellings. Another 23.3% is Tavares sand, moderately well drained, with a water table around 145 centimeters (about 4 3/4 feet). Millhopper fine sand adds 6.7%. Sand like this drains quickly, so the work is in the base: compact it evenly or the slab settles in patches.

The exceptions are the wet spots. Basinger fine sand, a depressional soil that is very poorly drained and rated "very limited," took 10.0% of sample points. Sparr, Adamsville and Nobleton fine sands, all somewhat poorly drained, took 3.3% each. If part of your yard holds water after a storm, show us where.
