Cypress Village, Oak Village or Southern Woods: Whose Approval Comes First
Sugarmill Woods is an unincorporated community in Citrus County, not Hernando, and every lot sits in one of three villages. The Sugarmill Woods Civic Association describes Cypress Village, Oak Village and Southern Woods, each with a mandatory property owners association. Cypress Village, the largest, has an Architectural Control Board. Oak Village has an Architectural Control Committee. Southern Woods has an Architectural Review Committee. Each association enforces deed restrictions and architectural control for its own village.
Rules on driveway width, color and material come from your village's deed restrictions, not from us, so ask your association for its current guidelines and the application form, in writing, and send them with your first message. Go in this order: committee approval first, then the Citrus County permit step, then the pour. Getting it backward means paying for a design you may have to change. Find your village on the Sugarmill Woods Civic Association site.
Built Around Greenbelts and Golf Courses
The Civic Association calls Sugarmill Woods the first deed-restricted community in the country designed so that every home would be built on a greenbelt or a golf course, across 2,100 acres. It lists about 5,500 homes and roughly 3,000 site-ready lots still available. Sugarmill Woods Country Club, a private 18-hole course, is in Cypress Village, and Citrus National Golf Club is in Southern Woods.
That design matters when a patio is planned. Rear yards can back onto association land, and the villages maintain those greenbelt areas. Before concrete contractors in Sugarmill Woods draw a patio or lanai slab toward the back lot line, they need to know where your line actually is. Your survey answers that. They also need to know what the association allows near its common ground. If the plan includes a stamped finish, our stamped concrete page shows what the surface options look like, and the patio page covers the pour.
