Our service area around Spring Hill: where it starts and stops

We work out of Spring Hill and pour across three counties. Hernando County is home ground. North and west Pasco County runs from Shady Hills down to Land O' Lakes. Past those two, Sugarmill Woods in Citrus County is the one town we cover. Every place below has its own page.

County and city lines matter more than miles, because they decide who issues the permit and what is exempt. The permits guide compares the offices side by side. Not listed? Send the address.

Hernando County towns

  • Spring Hill: 44 recorded Deltona-era plats with 31,030 lots, a median build year of 1987 and quarter-acre lots, so a slab poured with the house is now decades old.
  • Timber Pines: a 55+ community of 57 villages where the association must approve any driveway change, even painting.
  • High Point: about 64% of homes are mobile homes, with newer houses on bigger parcels.
  • Brookridge: three in four homes are mobile or manufactured, on deep, fast-draining sand.
  • North Weeki Wachee: half-acre lots, with state rules on US-19 driveway access.
  • Weeki Wachee: includes Weeki Wachee Gardens, where every sampled land point sits in FEMA flood zone AE.
  • Hernando Beach: every sampled land point is in flood zone AE or VE, so the permit check comes first.
  • Masaryktown: a small town on the Hernando and Pasco line, where the parcel decides which office applies.
  • Brooksville: city limits and county land share an address, and the loamy ground isn't sand.
  • South Brooksville: an unincorporated area just south of the city, so check which side of the line your parcel is on.

North and west Pasco County towns

  • Shady Hills: answers to Pasco County even when the mailing address says Spring Hill.
  • Hudson: Gulf-front ground where about 62% of sampled points are in a FEMA flood hazard area.
  • Bayonet Point: the median home dates to 1979, so repairs and replacements are on the table.
  • Jasmine Estates: 21,525 residents in the 2020 Census, with US-19 running through.
  • Moon Lake: half of the sampled points fall in flood zone A or AE.
  • Meadow Oaks: a golf-course community planned in 1983, north of SR-52.
  • Quail Ridge: nearly half the sampled points are in a flood hazard area.
  • Heritage Pines: a 55+ gated community where the association's written approval comes first.
  • Port Richey: its own city desk, which permits any paved driveway, sidewalk or patio.
  • New Port Richey: a city rulebook with a 60% cap on paved and roofed lot cover.
  • Holiday: about a third of sampled ground is in flood zone AE, with US-19 cutting through.
  • Land O' Lakes: Lake Padgett, Saxon Lake and a dozen other named lakes, with over 40% of sampled ground in flood zone AE.

Sugarmill Woods and the small places between

Sugarmill Woods sits in Citrus County, so the Citrus County Building Division, not Hernando or Pasco, handles permits there.

A few small places in our service area around Spring Hill don't have a page of their own, so we point each to the nearest town page. Garden Grove is served from the Masaryktown page. Wiscon goes with Brookridge. Pine Island and Bayport go with Weeki Wachee, and Aripeka with Hernando Beach. The Aripeka census area is in Pasco; the other four are in Hernando.

Frequently Asked Questions

My mailing address says Spring Hill. Is my permit office still Hernando County?
It can happen. Shady Hills and Heritage Pines can carry Spring Hill or Hudson mail addresses while sitting in Pasco County. The office follows the parcel, not the post office. We check the parcel before we price.
Do you pour inside Brooksville city limits and outside them?
Yes, both. Brooksville asks owners to check the Property Appraiser levy code: CWBE means the city permits, CWES means Hernando County. We look it up before the estimate.
Is Sugarmill Woods in your service area around Spring Hill?
Yes. It's Citrus County, so the Citrus County Building Division handles permits there. Each of the three villages, Cypress Village, Oak Village and Southern Woods, also has a mandatory association with an architectural committee, so get that approval before you order concrete.
Does a flood zone change what I need in a town like Hernando Beach or Hudson?
It can. Hernando's small-slab exemption and the state $7,500 exemption do not cover flood zones, and Pasco excludes flood hazard areas from the $7,500 rule. Check your flood map, then read the town page.
I live in Garden Grove or Wiscon. Do you come out there?
Yes. Neither has its own page, so we point Garden Grove to the Masaryktown page and Wiscon to the Brookridge page as the nearest ones. Both census areas are in unincorporated Hernando County, so the Hernando County Building Division issues the permit.
