A 1983 Golf Plan That Grew Into Eight Villages
Meadow Oaks lies north of State Road 52, inland from Hudson. It was first planned in 1983 with homes and a golf course of the same name. It kept growing through the 2000s, partly on former cattle ranch land, until it had eight villages. The 2020 Census counted 2,842 people and 1,336 housing units on about 4.3 square kilometers.
Census survey estimates put 88.1% of occupied homes in owner hands and 83.6% of units as single-family detached houses. Only 2.4% are mobile homes. The median home dates to 1992, and the median resident age is 50.6. For concrete contractors in Meadow Oaks, that means houses old enough to need work, and at the median, driveways that have sat under cars for more than 30 years.
There's no city government in Meadow Oaks. Pasco County Building Construction Services handles permits, and ZIP 34669 covers the whole sampled area.
Dry Ridges and Wet Flatwoods on the Same Street
The soil survey for Meadow Oaks is a patchwork. Of 25 sample points, 24% landed on Tavares sand, the biggest unit, moderately well drained and rated "Not limited" for dwellings. Sellers mucky loamy fine sand followed at 20%, very poorly drained. Myakka fine sand covered 16% and was poorly drained, and Adamsville fine sand 12%. Basinger fine sand, depressional, covered 8%.
The ratings are mixed too: 12 points "Very limited," 5 "Somewhat limited" and 8 "Not limited." A lot on a sand ridge can sit near one in a depression, and each slab needs a different base. On a ridge, the base compacts fast. In a depression or a flatwood pocket, we dig, remove soft material and bring in clean fill, then slope the concrete so water leaves it.
For flood zones, 80% of sample points are zone X and 20% are AE, with no VE or unnumbered A. Those are shares of sample points, not acreage. Look up your own parcel, because the zone decides whether Pasco's under-$7,500 exemption can apply to you.
