Quick answer

Concrete contractors in Spring Hill, FL work across 31,030 platted Deltona lots plus newer communities like Sterling Hill, Seven Hills and Avalon, and the job changes with the plat. We price each driveway, patio and slab by lot size, the age of the old pour and the permit path, with a free written estimate after we see the site.

Spring Hill at a glance

Spring Hill is our home market: about 59.9 square miles of unincorporated Hernando County that stops at the Pasco County line. We pour across the old Deltona units, the gated and HOA communities and the newer subdivisions off the county collectors.

Mostly excessively drained Candler fine sand, with inland AE flood pockets (BFE 20.7 to 40.1 ft) at about 7% of sample points and Property Appraiser sinkhole codes on about 1 in 8 parcels. Hurricane Milton accounted for most of the 129 storm damage records here in 2024, almost all wind damage rated affected or minor.

Permit office: Hernando County Building Division · official site Permits through the county's Tyler portal. Driveway aprons in county right of way need Public Works approval first; a driveway onto US-19, SR-50 or US-41 also needs an FDOT connection permit.

How Spring Hill Splits Into Plats, Villages and ZIP Codes

Spring Hill isn't a city. It's an unincorporated Census Designated Place in Hernando County with 113,568 residents and 47,302 housing units at the 2020 Census, and it began in 1967 as a planned community laid out by the Deltona Corporation. The old entrance waterfall still stands where Spring Hill Drive meets US-19. That history explains the map: one huge grid of numbered "Spring Hill Unit" plats, with gated and HOA communities filled in decades later.

Your mailing address can mislead you. Parcels inside the Spring Hill boundary carry ZIP codes 34609, 34608, 34606, 34604 and 34607, and about 4,059 of them list Brooksville as the situs city while 832 list Weeki Wachee. All of them are unincorporated Hernando County for permits. This page walks the neighborhoods one at a time, the way concrete contractors in Spring Hill have to work. For the services themselves start at our main Spring Hill concrete page, and for the towns around it see the full service area.

Original Deltona Units: Quarter-Acre Lots and 1980s Driveways

The 44 recorded Spring Hill Unit plats inside the CDP hold 31,030 lots. The biggest are Unit 9 (2,229 lots), Unit 13 (2,154), Unit 2 (2,004), Unit 17 (1,945) and Unit 16 (1,745). Homes on those plats have a median build year of 1987, a quarter of them went up by 1981, and the median lot is about 10,461 sq ft, roughly a quarter acre. Put plainly: if your house is in one of the Unit plats, odds are about even that it went up before 1987, and unless an owner has replaced it, the driveway is as old as the house.

That points to the jobs these streets tend to need. A tired two-car driveway gets torn out and repoured, a side pad goes in for a boat or trailer, or a new walk runs from the driveway to the front door. A typical 18 by 30 replacement is 540 sq ft, so $4,320 to $7,560 at $8 to $14 per sq ft, and the exact figure comes in a free written estimate after we see the site. Our driveway replacement page covers thickness, joints and cure, and the Spring Hill driveway cost guide breaks down what moves the price.

Quarter-acre lots also leave room in the back yard for a patio slab or a shed pad, which the smaller lots in the newer communities make harder. Concrete contractors in Spring Hill size those pads to the lot, so send us the unit number first.

These are our ranges as concrete contractors in Spring Hill, whatever the neighborhood. Lot size and the age of the old concrete move you up or down inside them.

Sterling Hill, Seven Hills, Avalon and Trillium: Smaller Lots, More Review

The newer communities read differently on paper. Sterling Hill, including Barrington at Sterling Hill, has 1,642 lots with a median build year of 2006 and a median lot of 8,175 sq ft. The Seven Hills family (Wellington, Links, Gardens, Palms, Enclave and Reserve at Seven Hills) holds 2,260 lots built around 2001 on 8,625 sq ft medians. The Villages at Avalon and Avalon West are newer still, with a 2017 median, and Trillium Villages A to E sit on the tightest lots of these named communities at a 6,029 sq ft median. Silverthorn, with Sterling Run, comes in around 2000.

Two things follow. These driveways are a decade or more younger than the old units, so a patio, a lanai extension or a decorative finish may make more sense than a driveway tear-out. And there's another layer of approval. Sterling Hill has both a community development district and a homeowners association, and Hernando County lists Sterling Hill among its CDDs. If your community has an architectural committee, get its form in before we book a pour date. Under Florida Statute 720.3035 an HOA can only review what its declaration or published guidelines give it authority over, and it can't require a county permit before it will look at your plans.

On smaller lots, color and pattern carry more of the look, and concrete contractors in Spring Hill can show both on a stamped slab. If you're torn between pavers and concrete, read our stamped concrete vs pavers comparison, then see the stamped concrete page for the patterns we pour.

Smooth concrete patio set for outdoor dining beside tropical plants, Spring Hill, FL

Pristine Place, Forest Oaks and the In-Between Neighborhoods

Not every Spring Hill neighborhood fits the two groups above. Pristine Place has 698 lots built around 2001, but its median lot is 14,400 sq ft, the largest of the named communities, which leaves room for a wide side pad or a detached shed slab. Regency Oaks (median build year 1992), Berkeley Manor (1990) and Forest Oaks (1987) sit between the old units and the 2000s communities in age. Weeki Wachee Woodlands and Weeki Wachee Acres, River Country Estates, Springwood Estates, East Linden Estates and Somerset Bay fill out the map, and Caldera is new enough that its homes date from 2024.

Age tells you what to look at. On a 1987 Forest Oaks house the original driveway may be at the same stage as the old units: worn surface, cracked panels, maybe a sunken corner by the garage. On a 1990s Regency Oaks or Berkeley Manor house you may only need one section replaced or a walk added. On a new Caldera or Avalon home the builder's driveway and walk are fresh, so the questions are about adding: a back patio, a pad for a generator or trash cans, a side walk out to the lanai.

Bigger lots in Pristine Place raise the shed question. For a state-approved shed of 120 to 288 sq ft, a new slab with footings needs a county permit, while setting the shed on an existing slab does not. See the slab page for pads and the sidewalk and walkway page for paths.

Ground Checks on Any Spring Hill Parcel

Across 69 sample points inside the Spring Hill boundary, NRCS soil maps show Candler fine sand at 73.9% of points, and 85.5% of points are rated excessively drained. That's fast-draining sand that doesn't hold water under a slab. The state's 2022 surficial geology layer also maps four units under the area: two sand units (Qbd and Qu), Th (dolostone, limestone, sand, clay, phosphate) and Ts (limestone). The sand drains fast, and 92.8% of points rate "not limited" for slab-on-grade homes. It makes a good base when it's compacted right. Soil maps aren't fine enough to promise what's under one particular yard, so concrete contractors in Spring Hill have to look at yours.

Two parcel-level checks matter more than the soil map. The first is flood zone. 85.5% of sample points are FEMA zone X, but 7.2% fell in zone AE with base flood elevations of 20.7 to 40.1 ft, far inland from the Gulf. If your lot is in one of those pockets, the county's no-permit list for small patio slabs doesn't apply. The second is sinkhole history. The Hernando County Property Appraiser codes every parcel, and about 1 in 8 Spring Hill parcels (6,757 of 54,545) carries a flag as either unrepaired or stabilization permit complete. A flag doesn't rule out a new driveway or patio, but we want to know about it before we set grades and joints, and you can look your parcel up on the Property Appraiser's site.

A sunken walk isn't proof of a sinkhole, either. Buried debris, old stumps and loose fill can all settle. A slab that has dropped or cracked is a question for our repair and resurfacing team first.

Who Signs Off: Building Division, Public Works or FDOT

Every building permit in Spring Hill comes from the Hernando County Building Division in Brooksville, and new applications go through the county's Tyler portal. The county's residential exemption list lets a non-structural, patio-style slab under 500 sq ft go without a permit, outside a flood zone. A slab poured to carry a future structure needs one. Where a permit applies, the county fee schedule lists $140 for a driveway slab from the house to the right of way and $180 for a slab.

The apron is a separate question, and it depends on the road your driveway meets. Spring Hill's main collectors are county roads: Spring Hill Drive (CR-574), Mariner Blvd (CR-587), Deltona Blvd (CR-589), Elgin Blvd (CR-572), Northcliffe Blvd and Linden Dr among them. Any work in the county right of way needs Public Works approval first. A homeowner asking to build or change a residential entrance gets a letter with specifications and pays no permit fee; a contractor application runs $75 to process plus $100 for a driveway apron. If your driveway meets Commercial Way (US-19), Cortez Blvd (SR-50) or Broad St (US-41), that's a state road, and under Florida Statute 335.184 the connection permit is filed with the Florida Department of Transportation district office.

The Hernando and Pasco permit guide has the full rules, including the Notice of Commencement that applies to jobs over $2,500.

Sunken Slabs and Driveway Leveling: What Concrete Contractors in Spring Hill Check First

If you searched for concrete leveling companies or driveway leveling, you probably have a slab that dropped, tilted or cracked at one corner. Before anyone quotes a fix, the question is why it moved, so we look at the edge, the base under it and where the water goes. Then you get a free written estimate that says whether the slab can stay or should come out. Our repair and resurfacing page walks through that choice, and it is quote-only because we have to see the slab first.

Check the Property Appraiser record while you wait. About 1 in 8 parcels here carries a sinkhole flag, and the state's subsidence-report layer holds 174 report points inside the area, with 36 of them in 2012, the busiest year. Those are reports, not confirmed sinkholes, and a flag doesn't rule out a new pour.

If you typed cement companies into the search box, cement is the binder in the mix. The finished driveway, patio or slab is concrete, and that is the work we price.

Milton Wind, Helene's Light Touch and Your Slab

The county's 2024 damage assessment lists 129 storm records inside the area. Most are Hurricane Milton wind: 69 marked Affected, 43 Minor and 5 Major. Helene added only a handful here, unlike the coast. So a cracked driveway or a sunken walk on a Spring Hill street raises questions about age, roots and the base before it raises one about the storm.

That changes how we quote. We ask when the slab went in, whether water ever stood against it and what grows nearby, and we look at the base before we talk about a patch.

Who Lives Here and What They Pour

The 2024 Census five-year estimate counts 48,996 housing units. Of those, 88.3% are one-unit detached houses, 80.3% of occupied homes are owner-occupied and mobile homes are 2.9%. The median home value is $288,500. The 1980s is the biggest building decade at 32.6%, and the 2000s follow at 27.9%.

That makes it a driveway, patio and walk market for concrete contractors in Spring Hill more than a carport-pad one. ZIP 34609 holds 22,560 parcels, 34608 holds 15,179, 34606 holds 11,051, 34604 holds 3,945 and 34607 holds 1,681. Tell us your ZIP and your plat and we will know which of the rows in the table below fits your lot.

Spring Hill Concrete Questions

How can I tell if my house is in one of the original Spring Hill Unit plats?
Your property record on the Hernando County Property Appraiser site lists the subdivision, and the old Deltona plats read "Spring Hill Unit" followed by a number. There are 44 of them inside the CDP, and Units 9, 13, 2, 17 and 16 are the largest. Homes on those plats have a median build year of 1987, so unless an owner replaced it, expect the driveway to be the original. Send us the unit number with your request and we'll come ready for that lot size.
Does my Sterling Hill patio need the CDD, the HOA or the county to approve it?
Sterling Hill has both a community development district and a homeowners association. If your HOA runs architectural review, get its approval before we schedule. On the county side, a patio-style slab under 500 sq ft that won't hold up a structure is on Hernando County's no-permit list unless the lot is in a flood zone. Florida law says an HOA can't require the county permit before it reviews your plans, so you can work on both at once.
I live in Spring Hill but my mail says Brooksville. Which office handles my permit?
The Hernando County Building Division. About 4,059 parcels inside Spring Hill use a Brooksville situs city and 832 use Weeki Wachee, but the whole CDP is unincorporated Hernando County, so the mailing name doesn't change who permits the job. The City of Brooksville's own building division covers only parcels inside city limits, which Spring Hill is not. If in doubt, the levy code on your Property Appraiser record settles it: CWES means county, CWBE means city.
Can a Spring Hill lot this far from the Gulf really be in a flood zone?
Yes. In a sample of points across Spring Hill, 7.2% fell in FEMA zone AE, with inland base flood elevations from 20.7 to 40.1 ft. These are low pockets, not coastal zones, and they change the rules: the county's exemption for small patio slabs doesn't apply in a Special Flood Hazard Area. Look up your parcel on the county's flood map or the FEMA rate map before you assume a small slab is permit-free, or ask us to check it before the estimate.
My driveway meets Mariner Blvd. Who approves a wider entrance?
Mariner Blvd is county road CR-587, so the apron sits in county right of way and Hernando County Public Works approves it. A homeowner request to build or change a residential entrance is handled by letter with specifications and no permit fee. If a contractor files instead, the county charges $75 to process plus $100 for the apron. Commercial Way is different: it's US-19, a state road, so a connection there goes through FDOT.
Should I choose driveway pavers or stamped concrete from concrete contractors in Spring Hill?
We pour concrete, so stamped concrete is what we'd build: one continuous slab with a stone, brick or tile pattern and color pressed in, cleaned and resealed about every 2 to 3 years. Pavers are separate units set on sand, and the county's exemption list treats sand-set pavers differently from a poured driveway slab, which is a $140 permit type. Our stamped concrete vs pavers guide lays the two side by side, including upkeep.
How do I check whether my Spring Hill parcel has a sinkhole flag?
Open your parcel on the Hernando County Property Appraiser's map. A status of Y falls in the layer named Sinkhole Unrepaired, and G or P fall in the layer named Stabilization Permit Complete. About 1 in 8 Spring Hill parcels carries one of them. The state's subsidence-report layer also shows 174 report points inside Spring Hill, with 2012 the busiest year, but those are reports, not confirmed sinkholes. Tell us what you find and we'll factor it into grades and joints.
Is Timber Pines part of Spring Hill for a concrete job?
Not quite. Timber Pines is its own Census Designated Place, bordered by Spring Hill on three sides, and every parcel there has a Spring Hill mailing address in ZIP 34606. The county permit office is the same. The difference is the Timber Pines Community Association, whose architectural rules limit driveway widening and require approval even to paint a driveway. Our Timber Pines concrete page walks through those rules.
How do I choose a concrete contractor in Spring Hill?
Look for contractors who are insured in Florida, have verifiable local references, provide detailed written estimates, and don't require large deposits. Ask about their concrete mix (4,000 PSI minimum), reinforcement methods, and warranty.
