A Gated Golf Community Sitting Across the County Line
The association calls Heritage Pines a 55+ gated, golfing community of 1,406 homes, with a private golf course owned by the community and a "Neighborhood for Nature" designation from Audubon International. The 2020 Census counted 2,171 residents and 1,413 housing units on about 2.7 square kilometers. Mail arrives with a Hudson address in ZIP 34667.
To get in from US 19, turn onto County Line Road (CR 578) and go one mile. From the Suncoast Parkway, take exit 37 and head west about 8 miles. The community sits directly across the county line from Spring Hill, so your Spring Hill neighbors follow Hernando rules while you follow Pasco's. Our Spring Hill shop is about 13 minutes away.
The Hernando and Pasco permit guide lays out the two counties side by side.
Written Approval From the Association Comes First for Concrete Contractors in Heritage Pines
The association's Architectural Control Policy Manual (amended December 18, 2025) is plain about it: no exterior work begins until the request is "approved in writing" by the Board through its Architectural Control Committee (ACC), and fines are assessed when an Exterior Request Form isn't submitted and approved. Resurfacing or painting a driveway and installing a patio are both on its list.
- In a maintained village, the request goes to the village board first. If the village denies it, the manual says the HP ACC can't approve it.
- Widening a driveway out to the street, or swapping a concrete driveway for pavers, needs permission from the association or your village board before the request reaches the ACC.
- Any contractor must give the Master Association (and a maintained village, if yours is one) an insurance certificate listing it before work starts. Tell us where it goes and we send ours.
- An approval comes with an HP Green Permit that sits in your front window while the work is under way. You sign, date and return it to the clubhouse front desk when the job is done.
- A denial can be appealed in writing to the General Manager's office within 14 days.
The manual also says ACC approval doesn't replace county permits: each applicant is responsible for any county or SWFWMD permit the job needs. Forms are on heritagepines.net.
