Quick answer

Nearly half the homes here are mobile homes, so concrete patio contractors in Shady Hills pour porch pads, landings and backyard slabs measured against Pasco's 500 sq ft flatwork line. Our broom-finish patios run $7 to $12 per sq ft, so a 12 by 16 comes to $1,344 to $2,304 after a free written estimate.

Pasco's 500 sq ft line, not Hernando's, even with a 34610 address

Shady Hills spans three ZIP codes, 34610, 34667 and 34669, and Crews Lake Wilderness Park and all three public schools on Shady Hills Road use Spring Hill, FL 34610 addresses. The pour is still a Pasco County job. Building permits come from Pasco County Building Construction Services, in New Port Richey, online through the PascoGateway portal. Nothing goes through Hernando County just because the mail says Spring Hill.

The two counties draw the small-slab line differently. Hernando switches its whole exemption list off in a flood zone. Pasco's current sheet exempts "non-structural concrete flatwork, under 500 square feet (per parcel), not to be built on," and puts its flood carve-out in the separate $7,500 rule, though an older sheet still linked from the county site excluded flood zones from everything. The Hernando and Pasco concrete permit guide compares the two side by side. Our main concrete patio contractors page covers how the pour runs. The Shady Hills concrete contractors page covers the rest of the area.

Porch slabs and landings at a mobile home door

About 48 percent of the housing units here are mobile homes, 2,151 of 4,457, and 90.5 percent of occupied homes are owner-occupied. Picture a porch slab at the front door, a landing at the back steps or a small pad for chairs out back. Concrete patio contractors in Shady Hills price that kind of small job by the square foot. Each is flatwork as long as it stays open and isn't meant to carry a structure.

The line is the roof. A screen room, an enclosed porch or a carport attached to a mobile home is a structure, and Pasco says a slab intended for a future structure requires a permit and plans stamped and sealed by a design professional. A Pasco handout on after-the-fact permits lists signed and sealed engineering and site plans for a structural addition to a mobile home. That handout may have changed since, so ask the county for the current rule. Bring us the answer and we'll price the slab it describes.

Candler fines, wet depressions and the Crews Lake edge

Half of the soil sample points in the community were Candler fine sand, which the survey rates excessively drained, with Tavares and Millhopper sands behind it. All three are rated not limited for dwellings. Under a slab, that means rain drains down fast, and a sand base holds once the roots and loose topsoil come out and it's compacted.

Depressional ground is the exception. Basinger fine sand, depressional, took 10 percent of the points and is very poorly drained. Sparr, Adamsville and Nobleton sands, somewhat poorly drained, are scattered around it. About 29 percent of flood sample points were AE or A, and those are riverine and lake zones, not coastal ones. Crews Lake and the Masaryktown Canal both sit inside the community. Your parcel on the FEMA map settles it. In one of those zones, the $7,500 exemption is off the table, and you should get the flatwork line confirmed with Building Construction Services in writing. Pasco's Special Flood Hazard Area page explains the building rules.

A 12 by 16 porch-side pad to a 24 by 30, from concrete patio contractors in Shady Hills

A 12 by 16 plain or broom-finish patio is 192 sq ft, or $1,344 to $2,304 at $7 to $12 per sq ft. A 16 by 20 is 320 sq ft, or $2,240 to $3,840. Stamped work is priced separately at $12 to $22 per sq ft, so a 300 sq ft stamped patio is $3,600 to $6,600. Shady Hills covers about 74 square kilometers of land, the most of the six Pasco places we checked. Say you want an extension or a second pad out back. A 20 by 30 is 600 sq ft and costs $4,200 to $7,200 at $7 to $12 per sq ft. A 24 by 30 is 720 sq ft and costs $5,040 to $8,640. Both are over the line, so the permit path opens.

You have two ways forward. One is the building permit, which carries a $45 base fee and a form the county supplies. The other, if the lot is outside a flood hazard area, is to ask for the single-family exemption under $7,500, which the contract value has to fit under. The top of the 720 sq ft range doesn't, and the county doesn't allow splitting a project to dodge it. Per parcel also means two 360 sq ft pours are still 720. Trim the design to 24 by 20, 480 sq ft, and it comes to $3,360 to $5,760 and falls under the flatwork line. Every number becomes a free written estimate after we see the lot, with tear-out, access and permit lines stated.

Getting the truck to the back acre on Shady Hills Road and Denton Avenue

Shady Hills Road, Old Shady Hills Road, Denton Avenue, Peace Boulevard and Kitten Trail all run through the community, along with County Line Road and the Suncoast Parkway. A slab at the back of a deep lot may be a long carry from the street. Tell us the distance from the road to the slab, whether there's a gate and how wide it is, and whether the ground is soft sand. A long carry and an awkward gate go in the free written estimate as priced lines, so they don't show up on pour day. Concrete patio contractors in Shady Hills should show those lines before the pour, and we do.

Before excavation, the excavator calls Sunshine 811 at least two full business days ahead, and the locate is good for 30 days. If you have a septic tank or a well, send photos that show the lid or wellhead. We keep it accessible and mark it before the forms go in.

Picturing pavers? The poured alternative is stamped concrete, and the stamped concrete vs pavers guide compares upkeep. If the current slab is level but stained or rough, the concrete repair and resurfacing page covers that quote-only fix. For a long driveway run, see the Shady Hills driveway page.

Frequently Asked Questions

Can I pour a concrete porch slab at my mobile home door without a permit?
If it's open flatwork under 500 sq ft per parcel that won't carry a structure, Pasco's current sheet lists it as exempt. If you want a roof, enclosure or screen on it later, the slab is for a structure and needs a permit and sealed plans. Tell us your plan so we quote the right slab.
I have an acre. Can I pour a patio now and add a screen room later?
A slab for a future screen room falls outside the small-patio exemption. Pasco says a slab intended for a future structure requires a permit and plans stamped and sealed by a design professional. We can quote the permitted slab with the footing now, or a plain patio that stays open for good.
My plan is 24 by 30. What are my choices?
At 720 sq ft it's over the 500 sq ft line, and costs $5,040 to $8,640 at $7 to $12 per sq ft. You can permit it, or request the under-$7,500 exemption if the lot is outside a flood zone and the contract fits. Cutting it to 24 by 20 puts it under the line.
Can I split a big slab into two pours to stay under 500 sq ft?
No. Pasco's flatwork line is 500 sq ft per parcel, so two 360 sq ft pours are still 720. Its $7,500 exemption also bars splitting a project. We quote the whole pour first, then show the phases if you want to build in stages, so the paperwork matches the full plan.
I have a septic tank and well. Does that change where the slab goes?
It changes the layout. Send photos or a survey that show the tank lid, drain field and wellhead. We flag each one on the plan and keep it accessible and clear of forms and base work, so nothing gets buried under the slab.
Do concrete patio contractors in Shady Hills charge more for a long haul from the road?
It can. A 12 by 16 is $1,344 to $2,304 at $7 to $12 per sq ft, and a long carry, a narrow gate or soft sand each get a separate line in the free written estimate. Send the distance from the road to the slab and a photo of the gate.
